What works, what to weigh

+

Strengths

4 reasons to book
  • Staff stand out for service — Reviews repeatedly credit the owner and team for airport transfers, sightseeing advice, and a friendly, accommodating manner; Staff and Service categories each score 7.8.
  • Location balances Vatican and transport — The hotel is a short walk from the Vatican, with bus stops nearby for wider Rome. Guests also describe a safe, quiet neighbourhood with views toward St Peter's Basilica.
  • Rooms are spacious and well equipped — Deluxe rooms are listed with city views, balconies, coffee machines and air conditioning; reviewers mention comfortable beds, large bathrooms, and extras like kettles and mini fridges.
  • Pricing is approachable — With rates from £69, several guests describe the stay as good value for the standard of the room and the location.

Worth weighing

3 to weigh
  • Breakfast gets mixed feedback — The Dining category is the lowest at 6.6, and guest comments vary — one found it disappointing, others said it was sufficient or delicious.
  • Check-in times are limited — Check-in is only possible between 14:00 and 21:30, and check-out is 08:00–10:00, so late arrivals need to plan around the window.
  • Only seven rooms — The small size keeps the service personal, but it also means availability is limited and the hotel may not suit anyone wanting larger common areas.

“The room exceeded expectations — beautifully furnished, spotlessly clean and with a balcony view over the street. Wi-Fi, a flat-screen TV and an electric kettle were all there. The bathroom and shower were excellent, and the staff gave friendly, helpful recommendations. The area felt safe and a bus stop sat right outside. Aside from a disappointing breakfast, this was excellent value and a fantastic stay in Rome.”

8.6Verified guest

“The hotel sits in a hilly neighbourhood with striking views of St Peter's Basilica. Staying there almost felt like being in a neoclassical villa, with Rome's beauty all around.”

8.6Verified guest

“A genuinely good stay at Gregory Place. The location worked perfectly, a short walk from the Vatican. The room was spacious and comfortable, with a cosy bed and a roomy bathroom. Even though the street outside was busy, the windows blocked out the noise well. Breakfast was delicious, and the staff were friendly and accommodating. They gave us a map and detailed tips on the main sights. Highly recommend for a Rome stay.”

8.6Verified guest

“A spacious room with plenty of storage and a coffee machine. Breakfast was adequate, and a good family-run café nearby was a bonus. Regular, inexpensive buses made getting around easy, and the Vatican was a short walk away.”

8.6Verified guest

“A week-long stay that worked well: near the centre, with a bus stop and supermarket close by. The room was clean and came with a kettle and coffee maker. Breakfast of croissant, tea or coffee, crackers and jam was excellent. The host was friendly and helpful, and the owner and staff went out of their way — arranging smooth transfers, daily housekeeping and a great departure transfer. The air conditioning worked well and the balcony was spacious. Highly recommend.”

8.6Verified guest

“The room felt spacious, well furnished, and the bed was comfortable. Public transport and a grocery store were nearby, making the location very convenient. The friendly staff also suggested good restaurants and sightseeing spots.”
